8 Central Avenue
Home to the Seven Network, NEP Australia and Government Property NSW, 8 Central Avenue has a ground floor café and lobby, together with 10 upper levels and basement parking for 350 vehicles.
8 Central Avenue is an A-grade office building owned and managed by Centuria. The property includes 22,000 sqm of high-quality office accommodation, along with state-of-the-art television and studio facilities, home to the Seven Network and its Home & Away and My Kitchen Rules productions. Soon, the building will also be home to Sunrise, The Morning Show, news and current affairs programmes. Built in 2010, the building has a net lettable area of c.36,600sqm and a 4.5-star NABERS Rating.
The Foundry
The Foundry is the third and largest new commercial building Mirvac has completed at South Eveleigh. Located at 1 Locomotive Street, South Eveleigh, it spans 55,000sqm over six storeys with expansive floorplates nearing 9,000sqm. Its large-scale, low-level design fosters a campus-style, sustainable working environment that promotes health, wellbeing, collaboration and productivity.
The Foundry is home to Commonwealth Bank of Australia employees and complements the Bank’s first workplace in the precinct, Axle, which opened in 2019. South Eveleigh is now a hub for the organisation’s retail and technology teams, while X15 Ventures (Commonwealth Bank’s venture-building entity) is also located at The Foundry.
Designed by architects FJMT, with interiors by Davenport Campbell, the building features exceptional sustainability practices and materials, as well as a technology-enabled working environment. It offers large end-of-trip facilities, a retail car park and tenancy car park, around 2,500sqm of retail.
The Foundry is registered as a 6 Star Green Star Design and a 6 Star Green Star As Built rating. The building is targeting a 5 Star NABERS Energy rating and a 4 Star NABERS water rating, and is currently tracking to a 4.5 star benchmark. Sustainability features include:
• 95 per cent of the steel structure is sourced from responsible steel fabricators.
• Recycled concrete in line with Green Star requirements and post-consumer recycled structural reinforcement
• FSC and PFSC certified timber throughout the base building – 95 per cent of timber used meets ‘Essential’ criteria for forest certification
• Low VOC paints, adhesives and sealants in accordance with Green Star
• All aluminium ceilings and access floors meet environmental best practice guidelines and have achieved Green Star sustainable product certification
• Rainwater harvesting/re-use and water efficient amenities
• Motion sensor activated lighting and HVAC to reduce energy consumption
Axle
Axle was the first commercial building built by Mirvac at South Eveleigh, and opened in 2019. Located at 5 Central Avenue, South Eveleigh, it provides around 42,500 square metres of office space over eight levels. It provides tenant car parking, four retail tenancies, a child care centre and end-of-trip facilities with showers, toilets, change rooms and lockers available to tenants.

Designed by architects FJMT, with interiors by Woods Bagot, the building accommodates around 4,000 people and its design principles include flexibility, wellbeing, sustainability and connectivity. Axle’s large central atrium and extensive floor plates provide areas to meet, connect, focus, recharge and reflect.
As well as targeting a 6 Star Green Star – Interiors V1.2 rating and a 5 Star NABERS Tenancy Energy rating, Axle focuses on creating a healthy indoor environment. Sustainability features of the building include:
• 100% fresh air
• Abundant access to daylight through the central atrium and perimeter façade
• More than 3,800 plants assist with purifying the air of toxins
• Rainwater harvesting and re-use to minimise water use, and
• Building energy and water efficiency initiatives for the mechanical, electrical, hydraulic and vertical transportation services.
Data 61/CSIRO Building (formerly NICTA)
Built in 2008, this modern c.11,200sqm office building is leased to CSIRO’s data science research and engineering arm, Data 61, and the Australian Government’s Department of Defence.
Formerly known as the NICTA building, the property provides c.11,200sqm of modern Grade A office accommodation across six levels. It is owned and managed by Centuria and leased to CSIRO’s data science research and engineering arm, Data 61, the Australian Government’s Department of Defence, and Transport for NSW. Both Data 61 and the Department of Defence have tenanted the property since it was constructed in 2008. The building benefits from a 5.5-star NABERS rating.
BioMedical Building
The BioMedical Building provides a unique combination of office accommodation and laboratory space for education, research and development purposes.
Constructed in 1998, this innovative property includes laboratories and Grade A office accommodation across four levels, in addition to a ground level café. The property is owned and managed by Centuria and leased to higher education providers, Top Education Institute and the University of Sydney, as well as Transport for NSW. It has a net lettable space of c.7,700sqm and is exempt from a NABERS rating due to its R&D use.
The Belltower
Constructed in 1887, the heritage-listed building will soon add another chapter to its history once its refurbishment is underway.
Affectionately known as The Belltower in reference to its historic use as the timekeeper’s office for the Eveleigh rail yards’ Locomotive Workshop. The building’s bell tower once sounded to indicate when workers’ shifts started and ended. The two-storey property, owned and managed by Centuria, has development approval to be refurbished into more modern office accommodation to meet the needs of today’s tenants. The works will maintain the heritage and authenticity of the building.

As the heart of the Eveleigh Railway enterprise, The Locomotive Workshop remain one of Australia's most unique and valued heritage sites due to its major contribution towards the establishment, operation and growth of the NSW railway and the greater development of NSW from the 19th century onwards. As South Eveleigh is reimagined for the future, our carefully considered plans for the adaptive re-use of the Locomotive Workshop will deliver a unique cultural and innovation hub for Sydney that will preserve and celebrate its rich history whilst making it accessible for everyone to enjoy.
Architecturally striking inside and out, the space features a suspended steel mezzanine floor which offers unique horizontal and vertical lines of sight. These complement the building's generous voids, further emphasising the character of this fascinating heritage structure. Our revitalisation plans will enable a collection of truly unique bespoke workplaces. Through modern design and technology in conjunction with the unique historical backdrop of South Eveleigh, the Locomotive Workshop will deliver a fully modernised, light filled workplace designed to inspire collaboration and creativity.
